350 Rindge includes the construction of approximately 92-units of 100% affordable housing in an amenity rich location that provides convenient access to transportation and services, while also adding density in a tasteful manner. Boston Communities and Affordable Housing & Services Collaborative have been working with the current business owner to design a building that maximizes affordability while improving the current commercial space.
The development will include housing for families earning between 30% and 80% of Area Median Income and ground floor commercial space of approximately 5,000 SF which will allow for the return of existing Ferro’s Foodtown.
The building will feature a new property management office, multiple community amenity spaces including a fitness center, common work pods and a community room, and common laundry rooms.
With sustainability at the forefront of design, 350 Rindge will serve as a phenomenal example of environmentally responsible development with exemplary building energy performance. The project is designed to meet and exceed the Massachusetts Specialized Stretch Energy Code and is committed to achieving Passive House Institute U.S. (PHIUS) certification, as well as EPA’s Indoor airPLUS, Energy Star Multifamily New Construction, and the Department of Energy’s Zero Energy Ready Homes standards. The building will been designed in accordance with the Enterprise Green Communities (EGC) certification standard. 350 Rindge will also be 100% electric, incorporating highly efficient heat pump systems for heating and cooling, as well as domestic hot water. Energy recovery ventilation systems will also utilize high efficiency heat pumps for pre-conditioning make-up air. The Project’s “solar ready” design includes dedicated conduits to the roof as well as sufficient electrical switchgear capacity to accommodate the future installation of solar PV. 350 Rindge will also provide sufficient bicycle parking for all residents.
