Dot Block Phase II (Phase II) is the second phase of the Dot Block project in Dorchester; a TOD project located within half a mile of the MBTA’s Savin Hill red line station and includes the Hancock Building. Hancock has been revised to be a 100% affordable, 84-unit project made up of studios, 1- , 2-, and 3-bedroom units within a 5-story mid-rise building. The 84 affordable units are further restricted with approximately 17 homes for families earning up to 30% of area median income (“AMI”), of which approximately 9 will be reserved for individuals and/or families at risk of homelessness. In addition, approximately 17 homes are for families earning up to 50% of AMI. The remaining 50 homes are for families earning up to 60% of AMI. On-site amenities at Hancock include a ground floor community room and ample open greenspace. Once constructed, Hancock will provide future families with direct access to resources, including adjacency to public transportation, proximity to local grocery stores, Boston public parks and on-site open spaces. The development team has implemented cutting-edge inclusion and economic development initiatives at Dot Block and throughout the City of Boston, including project-specific job training programs, incubator programs for BIPOC entrepreneurs, and training programs to create a diverse pipeline of workers for the life science industry.
