The Dot Block Phase II – Hancock Street Building represents the opportunity to create 84 new affordable homes as part of the master planned Dot Block community in Boston’s Dorchester neighborhood. Following the success of the first phase of Dot Block’s development – 245 market rate apartments which were completed in 2023 – Dot Block Phase II would add a fully affordable 84 building to the campus, with 100% of the units affordable to households at or below 60% of the Area Median Income. Dot Block Phase II is a shovel-ready project, fully permitted by the BPDA as a 98 unit primarily market-rate development with an active building permit from Boston Inspectional Services Department to construct on the already-cleared pad site. The project would increase the unit sizes and add an additional 64 units above what would be required through Boston’s Inclusionary Development Policy, creating a true mixed-income community at Dot Block.
